Description
Job Purpose or Objective(s): The Facility Life Safety Operator programs, operates, inputs and extracts all functions of the Computerized Management Maintenance Systems (CMMS). This position is also responsible to monitor alarm systems, respond to event-driven alarms in a timely and effective manner, and document any activity and contact support systems in the event of an emergency.
Primary Tasks:
Identify, initiate and coordinate appropriate response/notification based on console indications or event(s) and according to security guidelines.
Respond immediately to emergency situations and operation of all fire command requirements.
Program and monitor equipment with property PM status in Emaint. Control and dispatch all work orders.
Maintain a preventative maintenance program; review the program daily; update program as needed per management.
Prepare required reports.
Review building blue prints and understand locations of all life safety points and direct emergency responders to all locations.
Communicate effectively with team members, management, vendors, and contractors to complete various jobs through the Maintenance Management System.
Comply with all applicable codes, regulations and governmental agency directives for life safety and the National Fire Protection Agency.
Perform other duties as may be assigned.
MINIMUM
High School Diploma or GED
Knowledge and ability to understand and work with CMMS within a complex facility.
General understanding of all major building systems.
Good computer skills in Excel, Word and Outlook. Ability to operate and program a Project Management, Work Order and Inventory Program.
Excellent customer service skills with knowledge of principles and processes for providing customer and personal services. This includesneeds assessment, meeting quality standards for services and evaluation of customer satisfaction
Superior oral and written communication and interpersonal skills
Critical thinking and problem solving skills.
TARGET
Two (2) year trade school or Associates Degree.
NICET (Fire Alarm / Special Hazard) certification preferred
Knowledge of security systems, devices, and building automation systems in a corporate environment.
Previous experience in servicing electrical/mechanical systems in the Fire Alarm or Special Hazard fire suppression industry
Experience reading blue prints preferred
Superior oral and written communication and interpersonal skills
